Closing Day

If you’ve made it this far, congratulations are almost in order—but not just yet! Before celebrating, there are a few final steps to tie up:

Final Walk-Through Inspection

Typically a formality, the final walk-through takes place the day before or the day of closing. This is the buyer’s chance to verify that everything is still in working order, that the property is in the same condition as when they last saw it, and that no extra items have been left behind.

Cancel Home Services and Utilities

Be sure to schedule the cancellation of your home services and utilities after the closing is complete. I can provide you with a list of helpful contacts to make this process as smooth as possible.

Be Prepared

Even at this stage, unforeseen glitches can happen—but don’t worry. If something at the property breaks down last minute, or if the buyer’s loan experiences a delay, I’ve seen it all before and know how to handle these situations calmly and efficiently. I’ll be by your side to resolve any issues that arise.

Closing

During the closing process, the closing agent will provide all parties with a settlement statement. This document summarizes and details the financial transactions that took place throughout the sale. Both you and the buyer will sign the settlement statement, as well as the closing agent, certifying its accuracy.

If you can’t attend the scheduled closing, arrangements can be made with advanced notice to accommodate your situation. If you’re receiving funds from the sale, you’ll have the option to receive them via a wire transfer to your financial institution or as a check issued at closing.

Lastly, make sure to bring all property keys and any important information for the buyer to the closing. This ensures the new owners can take possession of the property seamlessly.
